What we run
Six service lines, one point of contact
Owners instruct us under an agreed management arrangement. Each service line below produces something you can read, keep and check against.

Property management
Day-to-day oversight of the building, the tenancy and the correspondence in between. One named contact holds the file and answers for it.

Rent & accounts
Rent collected, arrears followed up and a monthly statement reconciled against your property rather than against a portfolio total.

Inspections & repairs
Scheduled visits with a written report and dated photographs. Repairs are itemised, quoted and authorised before anyone is sent out.
Maintenance & repair coordination
Repairs are quoted before they are authorised.
A reported fault is recorded with the date, the location in the building and the tenant’s account of it. We scope the work, then go out for comparable quotes from contractors we have vetted.
Nothing is instructed until you have seen what it is for and what it costs. Once the work is signed off we check it on site and keep the paperwork with the property record.

Tenancy administration
Agreements, check-in and check-out schedules, deposit registration and the correspondence that goes with them, held in one file per unit.
Owner communication
Decisions that need your consent are put to you in writing with the options and the cost set out, before anything is committed on your behalf.
Management fees
What the management fee covers, and what it does not.
The band reflects the size of the unit, how many units sit in one building and how much tenant contact the arrangement carries. Repairs and works are separate and always quoted first.
