NSKA Properties Ltd manages residential property for the owners who hold it.
We are instructed by property owners under agreed management arrangements, and paid a management fee for the services provided. That is the whole of the relationship: you keep the asset, we run the building and account for it.

Why owners instruct us
The work is administrative before it is physical.
Most of what goes wrong between an owner and a building is a gap in the record rather than a fault in the masonry. A repair nobody minuted, a decision taken without a cost, a tenant told one thing and the file saying another.
Our arrangement is built so that the paper trail is created as the work happens, not reconstructed afterwards. Tenant communication, rent administration, maintenance and repair coordination, inspections, contractor management, tenancy-related administration and the day-to-day oversight of managed properties all write into the same file.
How an instruction runs
Four stages, in order
Nothing here is unusual on its own. The point is that the stages run in this order and each one leaves something behind.
Consultation
You describe the building, the units and what is currently going wrong. We tell you what we would take on and what we would not.
Instruction
The management arrangement is agreed in writing, including the fee band, the scope and the decisions that stay with you.
Takeover
Tenancy files, keys, service records and any live works are transferred and listed, so there is a dated starting point.
Reporting
Rent, expenditure and visits are reported against the property, and anything needing your decision is put to you in writing.
