How the money works
Rent is collected from the tenant and reconciled against the unit, not against a portfolio total. Where rent is late, the follow-up follows a set order: a written reminder, then a call, then a formal notice where the tenancy allows it. Each step is recorded on the unit file with its date.
Owner statements set out rent received and expenditure incurred over the period, with each repair or service item traceable to the quote, the authorisation and the invoice behind it. Where an item needs your decision before it can proceed, it is raised in writing rather than netted off.
