Service lines
Every line below is an operational job with an output.
The list follows the work itself rather than a set of product names. Each row names what we do, what you receive for it, and how it is charged.
| Service line | What is done | What you receive | How it is charged |
|---|---|---|---|
| Tenancy administration | Agreements prepared and renewed; check-in and check-out schedules; deposit registration; correspondence with tenants on tenancy matters. | A tenancy file per unit holding the agreement, the schedule and the deposit record. | Included in the management fee |
| Rent administration | Rent collection and reconciliation; arrears follow-up; owner statements covering rent received and expenditure incurred. | A monthly statement reconciled against your property, plus the rent record behind it. | Included in the management fee |
| Maintenance coordination | Faults recorded and scoped; quotes obtained; work instructed once authorised; site check on completion; invoices checked against the agreed scope. | A repair log with dates, quotes, photographs and the invoice for each job. | Works quoted and charged separately |
| Property inspections | Routine visits at intervals; check-in and check-out inspections; condition recorded room by room; concerns flagged with a recommended action. | A written inspection report with dated photographs and a list of anything to address. | Included in the management fee |
| Contractor management | Contractor credentials and insurance checked; quotes compared on like-for-like scope; attendance and safe working monitored; performance reviewed on renewal. | A contractor file per trade with credentials, quotes, attendance and renewal notes. | Included in the management fee |
| Owner communication | A single named contact for the building; decisions that need consent put in writing with options and costs; reminders on statutory and compliance duties. | Written notice before anything is committed on your behalf. | Included in the management fee |

Fixed points
What does not change between arrangements.
Whatever we take on, three things hold. Work is quoted before it is authorised; the record is written as the work happens; and the decisions that belong to the owner stay with the owner.
- Quoted before authorised
- Written as it happens, not afterwards
- Owner consent for anything committed on their behalf
