What a visit covers
A routine visit walks the unit and the parts of the building that serve it, recording condition room by room. Damp, water ingress, failed seals, blocked ventilation, damaged fixtures and anything that would worsen if left are photographed in place and dated. Where a concern is found, the report names the action rather than just the symptom.
Check-in and check-out inspections follow the same schedule so that the two can be compared directly, which is what a deposit dispute turns on. Anything the tenant is responsible for is recorded against the check-in baseline rather than described fresh.

A dated report covering each room and the communal parts that serve the unit.
Photographs taken on the day, filed against the property record.
A short list of recommended actions, separated from statutory or safety items.
