What the management fee is, and what moves it.
Owners pay a management fee for the services provided under the arrangement. It is charged per unit, per month, and it sits inside a single published band.
The unit of charge is the dwelling we manage, not the building and not the portfolio as a whole.
Repairs, works and anything outside the arrangement are quoted and authorised before anybody attends.
Items requiring your decision are raised in writing rather than absorbed into a statement total.

The management fee covers the running of the arrangement. Physical works sit outside it and are priced job by job.

The band reflects the size of the unit, how many units sit within one building, and how much tenant contact the arrangement carries. A larger unit, a building with several units under one arrangement, or a tenancy that generates a high volume of correspondence will sit towards the upper end of the band, and we will say which end at the point of instruction.

Common scales
Where a typical arrangement sits.
A self-contained one-bedroom flat let to a single tenant, with the communal parts of the building handled under a separate arrangement, sits towards the lower end of the band. A larger unit in a building where we also run the shared areas, or a tenancy that generates frequent contact, sits towards the upper end.
In every case the figure quoted is the band, stated per unit, per month. Repairs are not included and are quoted separately before they are instructed, so a month with a repair does not change the fee itself.

Paying the fee
The management fee is invoiced against the property and settled by the owner. Rent collected from tenants is accounted for separately on the owner statement, so the fee and the rent never appear as a single undifferentiated figure. If an item needs your decision, it is put to you in writing before it is incurred.
