Asked before instructing
How is the management fee charged, and what does it include?
The fee is charged per unit, per month, inside a single published band of €65–180. It covers the running of the arrangement: day-to-day oversight of the building and the tenancy, tenancy-related administration, rent administration, property inspections, contractor management and owner communication. It does not cover physical works. Repairs and maintenance are charged separately and are quoted and authorised before anybody attends.
Will I be asked before money is spent on a repair?
Yes. A fault is scoped first, comparable quotes are obtained, and nothing is instructed until you have the scope and the cost in writing. Where a repair is urgent and the tenancy or the building’s safety requires immediate action, we will tell you what was done and why as soon as it is safe to do so, and send the paperwork with the statement.
Do you manage whole buildings, or can a single flat be instructed?
Both. A single unit within a building can be instructed on its own, and an arrangement can also cover several units in one building. Where the building’s communal parts are managed elsewhere, we work alongside that arrangement and keep our record on the unit.
How often is rent accounted for, and what appears on the statement?
Statements cover the rent received and the expenditure incurred over the period, reconciled against the specific property rather than a portfolio total. Each expenditure item is traceable to the quote, the authorisation and the invoice behind it, and arrears in progress are listed with the date of the last action taken.
How often are inspections carried out, and what form does the report take?
Routine visits are scheduled at intervals agreed in the arrangement. Each produces a dated written report covering the unit room by room and the communal parts that serve it, with photographs taken on the day and a short list of recommended actions, separated from any statutory or safety items.
What happens if a tenant falls into arrears or will not leave?
Arrears follow a set order: a written reminder, then contact, then the formal steps the tenancy allows. Each step is recorded on the unit file with its date. Possession is a legal process, so where it becomes necessary we brief you on the position and the likely steps before anything is filed.
How are void periods handled, and who finds the next tenant?
Letting is a separate activity from management, and the arrangement says whether it is in scope. If it is not, we will tell you what preparation the unit needs and hand over the condition record so that whoever markets it starts from a documented baseline.
Can I use my own contractors?
Yes. Where you nominate a contractor we will still ask for the credentials their trade requires and confirmation of insurance before they attend, and we will check the completed work on site against the agreed scope.
What if I want to sell the property or move into it?
Tell us in writing and we will set out what the arrangement requires, what notice applies, and how the tenancy and the record are dealt with. The arrangement does not prevent you from dealing with your own asset; it sets out how the transition is handled.
